Land Use Committee Considers Impacts of Transit Oriented Neighborhood Plan

The PMHCC Land Use Committee, chaired by PMHCC President Kahllid Al-Alim has been hearing stakeholder concerns about the potential impacts of Transit Oriented Neighborhood plans on the Park Mesa Heights community. Transit Oriented Plans allow for increased density and reduced parking due to the proximity of the development to a transit stop.

These developments can significantly change the fabric of the community situating five story buildings adjacent to single family homes. Our community then grows in density without a commensurate increase in services available to new residents. Despite the inclusion of affordable housing, existing residents get pushed out due to increased rents or have their quality of life diminished as neighbors peer into their backyards from above. And Transit Oriented plans may be in conflict with the existing specific and master community plans.

We are in the process of carefully studying each project presented for development in Park Mesa Heights, considering the impacts already exhibited in other communities, and evaluating a path forward.
